How to Buy a Property in Dubai

1Submit the buying inquiry on DubaiSale.com with your preferences, such as budget, property type, and neighbourhood.

6After detailed inspection, submit a formal offer detailing the proposed purchase price and structured payment terms.
7Negotiate and agree on the final price with the seller.
8Complete the purchase process based on property type
  • When buying a ready property:
    • Sign Form F, also known as Memorandum of Understanding (MoU) — sales agreement, prepared by the agent.
    • Pay a 10% security deposit to reserve the property (held by escrow account/agent).
    • Obtain the NOC from the seller.
    • Prepare for the property transfer at the DLD Trustee Office. Both buyer and seller must be present, or their Power of Attorney (PoA).
    • Pay the DLD registration fee of 4% at the time of transfer.
    • Obtain a new title deed from DLD.
  • When buying an off-plan property:
    • Review the developer's payment plan, brochure, and legalities.
    • Pay a 5% to 10% down payment as per the developer's plan.
    • Sign Sales and Purchase Agreement (SPA).
    • Make monthly instalment payments to the developer. Payment goes directly into the escrow account.
    • The sale is registered in the interim register, and you receive Oqood.
    • Handover — inspect the property with the developer upon completion.
    • Receive the title deed and keys.
